Searching the Land Registry

A member of staff in one of the Customer Information Centres (CIC) will assist you to view the Land Registry map to identify if the land is registered. In most cases an address is sufficient to locate the property though it may be helpful to bring a map showing nearby landmarks and road names if you think there may be any ambiguity.

If the land is registered you can view the folio detail on screen. This will show the current registered owner, any rights or charges that affect the folio. You can also see historical details of previous owners, rights and charges back to the date of first registration with the Land Register.

If your search shows that the land you are interested in is unregistered land, there will be no information available from the Land Registry records. You will then need to consider a search of the Registry of Deeds records. If your search is from 1990, you can go to any of the Customer Information Centres. If your search is for pre 1990, it is will not be held electronically and you will have to carry out the paper search in the Belfast CIC. Contact details can be found below:

Search / Copy Document fees - Land Registry:

  • £3.50 for inspection of each Folio, Map or Instrument
  • £3.50 for inspection of the Index of Names in respect of one name
  • £5.50 for an uncertified copy Folio / Instrument -
  • £15.50 for a certified copy Folio / Instrument -
  • £5.50 for an uncertified copy of the Registry Map -
  • £15.50 for a certified copy of the Registry Map - not showing appurtenant rights
  • £50 for a certified copy of the Registry Map - showing appurtenant rights.
